SCOPE OF SERVICES

 

MANAGEMENT PLANNING Includes:

  • Working with the owner to outline a financial & physical management plan for the property,
  • Maintenance planning as necessary, and
  • Operating income & budgeting as necessary.

COMPLETE MARKETING Includes:

  • Local media and internet advertising,
  • Broker co-op & Multiple Listing Services,
  • Tenant qualifying and lease preparation, and
  • Sign \ lock box \ referral and networking exposure.

MULTIPLE INSPECTIONS Includes:

  • Thorough tenant move-in/move-out inspections with photographs,
  • Semi-annual home maintenance inspections,
  • Spot inspections as necessary.

PROPERTY MAINTENANCE Includes:

  • Twenty-four-hour tenant contact for emergency repair,
  • Preventive maintenance as necessary,
  • Monitoring warranty follow-up as required, and
  • Capital improvements by special request.

RENTAL COLLECTIONS Includes:

  • Rental collection procedures,
  • Lease adherence, and
  • Legal counsel available as necessary.

COMPUTERIZED ACCOUNTING PROCEDURES Includes:

  • Monthly accounting statements, and
  • Year-end statement recaps & break-downs.

If your residential management company is not currently Acacia Fine Homes, then you need to ask yourself the following questions:

  • Do you receive your owner funds by the 10th of the current month (if rents are paid)?
  • Are thorough move-in and interim home inspections done?
  • Does your management company charge you management fees when the rents have not been collected for the month?
  • Do you have adequate local legal advice?
  • Do you get written home maintenance reports sent to you?
  • How is your tenant screening done and do you have any input?
  • Does your property get adequate market exposure to obtain qualified tenants?
  • Does your company have live people answering the phone 7 days a week? (excluding statutory holidays)
  • Do you get monthly financial statements with year to date cumulative totals by cost item?
